Investigates problems and performs general maintenance and repair services to a wide variety of equipment and building systems, with an emphasis on repairing and/ or fabricating floors, walls, ceilings, roofs, masonry, concrete, and millwork. Serves as a group leader in the performance of work that requires coordination of multiple personnel and trades. Demonstrate respect, dignity, kindness and empathy in each encounter with all patients, families, visitors and other employees regardless of cultural background.Job Description:
Customer Service
- Responds to requests for service promptly.
- Interacts courteously with staff, patients and visitors and plans work to minimize disruption.
- Observes proper etiquette regarding patient privacy.
Clerical
- Documents all work performed by completely and accurately completing maintenance logs, work orders and in service records and submits them to the appropriate parties for review and recording.
Asset Maintenance
- Perform repairs to hardware, interior finishes, building components, and furniture.
- Identify, troubleshoot, and correct problems with HVAC, Plumbing, Medical Gas, Mechanical, and Electrical systems.
- Hardware- install and adjust door and cabinet hardware, sliding and swinging doors, hold- opens, and locksets. Interior Finishes- Repair/replace flooring, wall covering, ceiling tile, install modular furniture, protective finishes, and prep and apply coatings, including paint.
- Plumbing & Medical Gas- Rebuild faucets, unclog sinks and toilets.
- Replace traps, vacuum breakers, aerators, and testing medical gas outlets, alarm panels and valves.
Life Safety Applications
- Read Life Safety Code drawings and assess existing conditions for compliance.
- Installation and maintenance of fire stopping and UL Listed wall, door, hardware and ceiling assemblies.
Miscellaneous
- Read and interpret drawings and manuals to troubleshoot problems.
- Perform miscellaneous repairs to equipment and building systems.
Construction Related Activities
- Make concrete repairs. Install wall framing, suspended ceilings, floor coverings, and tile.
- Set doors and frames and fabricate plastic laminated sills and countertops.
- Hang and finish drywall.
- Perform small masonry repairs and tuck pointing.
Leadership
- Provides training to maintenance techs in the proper performance of their duties, and functions as a group leader for tasks that require coordination of multiple personnel and trades.
Safety
- Exhibits the use of safe practices regarding electrical safety, lock- out/ tag out procedures, confined space entry, asbestos and mold abatement, welding/ cutting, universal precautions, and personal protective equipment.
- Observes all safety precautions in the use of hand tools, power tools and department equipment/vehicles.
- Performs mold abatement, using correctly fitted personal protective equipment and proper techniques.
- Performs other duties as assigned including plumbing and medical gas maintenance and repairs.
Education, Credentials, Licenses:
- High School Diploma
- Additional technical school or vocational training or building trades.
- Must have a valid drivers license and a driving record that will meet SEHC insurance requirements.
Specialized Knowledge:
- Must be able to read and interpret construction drawings, understand basic mechanical and electrical systems, troubleshoot, and perform minor repairs on those systems. Must be familiar with methods of construction in commercial and institutional buildings in order to repair and construct building elements.
Kind and Length of Experience:
- 5 years experience in commercial general construction or institutional building maintenance.
- 3 years experience as journeyman commercial carpenter or minimum 5 years equivalent experience.
