40Job Summary:
Acts as primary contact with tenants; directly involved with all aspects of property operations and daily administrative tasks.Perform periodic regular property inspections. Recommends alterations, maintenance and reconditioning as necessary. Contracts for vendor selection and oversight.
Perform routine property accounting functions such as AP processing and AR reporting. Development of bi-annual forecasts for operating and capital expenses and review of annual Operating Expense Recoveries and Operating Expense Reconciliations.
Support new tenant orientation programs and coordinates tenant-related activities.
Work with tenants, building maintenance staff and vendors to ensure work orders are complete.
Ability to provide efficient, timely, reliable and courteous service to customers. Must be able to work independently.
Participate in leasing discussions and provide recommendations where applicable.
Solicit bids for tenant and capital improvement projects, ensure projects are completed on time.
Monitor capital, construction or renovation progress and attend construction meetings as necessary.
Demonstrate respect, dignity, kindness and empathy in each encounter with all patients, families, visitors and other employees regardless of cultural background.
Job Description:
- Oversee tenant work order submission, property improvement or maintenance projects such as painting, electrical, carpentry, flooring, signage, power washing, tuckpointing, window replacements, plumbing and restroom fixtures, and more, assuring quick response times and impeccable communication.
- Respond to and triage property work orders requests and emergencies to minimize any damage, diagnose mechanical issues, oversee any cleanup, and restore services.
- Respond to off/after hour calls for assistance.
- Manage 3rd party service vendors at a portfolio of properties including cleaning, landscaping, security, HVAC, engineering/maintenance, fire protection, plumbing, electrical, elevator, and more.
- Conduct regular property inspections to ensure high standards are being maintained - Make recommendations for improvements to properties and execute on those recommendations.
- Meet regularly with tenants to review past concerns and follow up to ensure satisfaction.
- Monitor building conditions and upkeep, including vacant spaces.
- Assist with transition of properties during acquisition and disposition.
- Assist with property capital and tenant improvement projects.
- Review and approve property maintenance invoices.
- Complete special projects as directed by senior leadership.
- Performs other duties as assigned.
Education, Credentials, Licenses:
- Baccalaureate degree in Business, Real Estate or related discipline or the equivalent experience
Specialized Knowledge:
- Experience in building operations oversight
- Experience in oversight of team of contractors and vendors
- Knowledge of Microsoft Office Suite
- Experience with real estate and work order management software
- Professionalism and strong interpersonal customer service skills
- Understanding of financial reporting
- Problem Solving/Analysis
Kind and Length of Experience:
Five years of experience in either:
- commercial property operations,
- real estate management
- property maintenance and capital planning
